HOW COMMERCIAL LOANS ARE PRICED
We price commercial loans based on the property type and loan program desired.
Preference is typically given to multi-use properties such as:
- Office Space
- Retail Buildings
- Medical Offices
- Light-Industrial Business
Semi-Generic properties are generally priced approximately 50 bps higher than multi-use properties and may include the following property types:
- Schools
- Day Cares
- Funeral Homes
- Auto Services
The least-favorable pricing options are given to special purpose properties. These are generally priced 25 bps higher than semi-generic facilities and include:
- Restaurants
- Car Washes
- Self-Storage Facilities
- Limited Use Properties
SBA 504 loans are priced using a weighted average calculation which combines the SBA debenture rate and the interest rate on the commercial loan .The rate, quoted as an “All-In Rate”, may be higher or lower than our conventional product depending on the interest rate of the SBA debenture.
